Selling a Home in New Hampshire


 

Welcome, selling your home is an involved process that affects your family and your future. Before you begin this process, you'll want to ensure that you have the most up-to-date information available. When should you sell? How do you get the best price? What kinds of renovations if any should be made prior to the sale?

In today's crowded real estate market, it's difficult to get your home noticed in a sea of available listings. The current mortgage crisis has caused many people to have to sell who might not have thought about it otherwise. Many of these homes are being sold in short sales in an effort to avoid foreclosure and many more are being sold after foreclosure as bank owned properties (REO’s). With most of those homes being sold below market value, it's tough to get a reasonable offer on homes being offered at market value.

Make sure you chose a Realtor with experience who understands your local market conditions and a good marketing plan that can get your home out in front of the largest pool of buyers possible. A few years ago when the market was hot, many times all an agent had to do to sell your home was to put it in the MLS, post an ad in the local paper and the offers came in. This type of marketing doesn’t cut it anymore in today’s market and unfortunately many agents are stuck in the mindset that it still does.
 
Today’s buyers are tech savvy and searching the internet for available homes long before they even contact a real estate agent. They’re looking on real estate websites, searching with Google and looking in places not normally known for having real estate listings such as Youtube, Facebook and Craig’s List. Your agents marketing plan should include as many of these websites as possible and have a strong web presents.

It also includes large reflective signage that gets noticed even after dark. Flyer boxes for the drive by shoppers who want instant information, post cards that get mailed out to hundreds of potential buyers, print media ads in real estate magazines, newspapers and local bulletin boards, public open houses, networking with other agents, blogs posts, e-mail broadcasts to 1000’s of agents with buyers, MLS submission for regional exposure and KWLS submission for national exposure.
