10 Point Marketing Plan


In todays market, sellers can be at a slight disadvantage when selling their home. After nearly nine straight years of homes appreciating in value, the market has cooled and some values have fallen 5-15 percent. The good news is that since the market was some what artificially over-inflated the last few years, values are now closer to where they probably should be. Making this really more of a normal market that were in.  

I know this isn't much consolation to some of you who have watch someone in your neighborhood sell their home over the last couple of years for 10%-20% more than what you're now being told your property is worth. But the reality is that those people simply lucked out and probably got more for their property than it was really worth. If you bought a home in 2004-2006 you know what I'm talking about.     
 
The fact of the matter is nobody can tell the future and the real estate market like any other market goes through cycles. When there's not enough of a product on the market and the demand increases, the price will always increase. When there's too much product on the market and the demand decreases, so will the price. The good thing about the real estate market cycles are that the up swings usually last longer than the down swings and real estate always increases in value over time. According to the National Association of Realtors, home prices just about double every 10 years.

With all this said it's not impossible to sell your home in todays market or even get the asking price your looking for. You just need a real estate agent who understands your local market conditions and how to market your home so it gets noticed in a crowded market place. All agents will put your home on the MLS but most won't take many other steps to market your home. In todays market conditions, just relying on the MLS to sell your home won't cut it.

The first course of action will be to sit down with you and go over all your homes features and amenities. Then after all the information is gathered and studied, I will perform a Pricing Study Analysis on your home to see where it fits into your local market. Once we’re able to compare it to similar homes that have recently sold and similar currently listed homes, we’ll be able to properly price your home to sell in your time frame. When we launch your home into the market, the following marketing strategies will be employed:
     
1.     Your home will be submitted into the MLS (Multiple Listing Service) for regional exposure & the KWLS (Keller Williams Listing Service) for National Exposure
2.     Large Reflective Signage that gets noticed and doesn’t fall down will be brought in and strategically placed
3.      An Information Box with Flyers will be posted for drive by shoppers
4.      Just Listed Cards will mailed to Targeted Areas and Buyers
5.      Full Color Property Brochures will be distributed to buyers at showings
6.     Several Hundred Photographs & HD Video will be taken of your home so we can show off all the rooms and your homes best features
7.      Photo Slide Shows & Video Tours will be created and launched on the web
8.     Open House Programs will be put into action
9.     News Paper and Real Estate Book Advertising will be put into print
      10.  Your listing will be E-mail Broadcast to 1000’s of other Realtors & launched into the Internet to appear in up to 35 of the industry’s top websites, such as:
