Buyer Agents, Do You Need One?
Well there’s no law or rule that says you need to have one when purchasing real estate. You can certainly represent yourself or even have the seller’s agent of the property your interested in represent you. This might get you the property you want at the price and terms you prefer, but most likely it's the seller who's going to come out on top with what they want and on their terms. After all if the seller has representation, their job will be to get a buyer to pay as much as possible for the property and to have the purchase happen on the seller’s terms and time frames.
Should you use a buyer’s agent?
Why not, after all, sellers have someone looking out for their best interest; make sure you have someone looking out after your best interest. Having a buyer’s agent in your corner evens up the playing field and helps protect your interest. They can negotiate on your behalf in regards to the purchase price, inspection & finance contingencies, and the time frames such as the effective date, and closing date. They also can negotiate for items that sometimes get forgotten about such as appliances or having the boiler cleaned and even getting the property to come with a home warranty.
